All of these areas have great potential to leak if not properly installed and caulked. As a homeowner, it is very important to have annual roof maintenance to ensure that the wind and elements have not compromised the roofs integrity.
Many homes have the old metal ridge vent installed onto their ridge lines. These ridge vents a notorious for leaking. Do not install this antiquated system onto your roof structure. If you have this system installed on your roof, it is best to remove the metal ridge vents and install new 12 inch square vents. No caulking or preventive maintenance will keep this system form leaking.
Your plumbing pipes will exit your roof structure and will have to have a polyurethane cover installed onto each pipe. About every 10 years you will need to replace these covers to decrease the possibility of your roof leaking. NP-1 Sealant will extend the life of these covers if used upon initial installation of your new roof system. Some homeowners elect to use lead boots, but squirrels have a tendency to chew the edges.
Chimneys are made from many different materials which is a major concern for the homeowner. Brick chimneys will need annual caulking of the flashing as well as waterproofing of the brick. Siding and wood chimneys will need caulking and painting every 3 years to prevent wood rot. Stucco chimneys will require a new coat of concrete every 6 to 7 years depending on the thickness of the mortar.
If you have the option, I suggest that you install a valley liner prior to shingle installation. The valley liner is very inexpensive and can provide years of protection from the elements. Having the valley cleaned yearly will help to prevent roof rot and decay. A roofing gauge can be used to evaluate your roof system for high levels of Zinc. It is important that Zinc be in your shingles to prevent algae growth.
Skylights are the worst for leaking. No matter how well they are installed, a skylight can leak at anytime. The glass seal has a rubber gasket that can shrink in Winter and expand in the Summer time. The metal frame has the potential to heat up causing caulking to break away and not hold their seal. You must have your skylights maintained annually to ensure they remain leak free.
